I want to subdivide my land. What is the process and how long will it take?

There are many factors to consider when looking at subdividing your land. The location of your property (is it in the City of Grand Junction or the County), the size of your property, the zoning of your property, is the property subject to annexation, the length of time you have owned your property and has it ever been subject to division before. The process is different between the City and the County. If your property is within the City limits of Grand Junction or it is within the Persigo 201 (sewer) boundary, there are three different processes, depending on what you are trying to do. If you are just creating one lot you apply for a Simple Subdivision, providing that the property has not been subject to a simple subdivision in the receding ten years. This is an administrative process that will require Project Coordination and Surveying. This process takes approximately 6 months to be ready to recording the Plat. The process is similar through the County although your property must be zoned AFT or AF-35, is at least 10 acres in size and has not been divided before. If you are in the Persigo 201 Boundary, you must first apply for Annexation and Zoning. This takes about 90-120 days to complete. If creating more than one lot in the City the process is a Major Subdivision. There are two steps; Preliminary Plan and Final Plan. In some instances these can be combined into one process but it is predominantly done in the two steps. This process will require all of our services (Project Coordination, Surveying and Engineering) as well as some outside services, i.e. soil testing, environmental testing, landscape architect and irrigation engineering. A Preliminary Plan requires approval by the Planning Commission through a Public Hearing. The Final Plan process is administrative once the Preliminary Plan is approved. A Major Subdivision takes approximately 12-18 months to get to the point of final recording of the Plat and ready for construction. The process is different in the County. If you are creating no more than 4 lots, a Minor Subdivision is processed. It is an administrative process but still requires some engineering for utilities and interior street(s), as well as Project Coordination and Surveying. This process takes 9-12 months to complete. The last process if creating more than 4 lots is the Major Subdivision. This is a three step process with the County; Sketch Plan, Concept Plan and Final Plan/Plat. As with the Major Subdivision process through the City, all of our services will be required in addition to some outside consultant services. A Major Subdivision through the County must be approved by both the Planning Commission and Board of County Commissioners and takes at least 18 months to get to recording of the Final Plat and construction approval.
